UPMC Presbyterian Garage

UPMC Presbyterian is an internationally renowned center for organ transplantation, and a recognized leader in cardiology and cardiothoracic surgery, neurosurgery, critical care medicine and trauma services. With almost 8,000 employees and 1,600 beds, the hospitals garage is open 24 hours and is among the busiest parking facilities in the region.In September 2019, we embarked on the repair and restoration of this Oakland landmark. We look forward to overcoming the many challenges presented by what will be the largest restoration project Carl Walker Construction has ever undertaken.

The existing structure is a ten-level castellated beam, post-tension slab structure with 375,000 square feet of supported deck and separate entrances on four levels. We will be providing mechanical, electrical and plumbing services in addition to making 53,000 square feet of partial deck repairs. Just upgrading ventilation in the garage, largely buried in the steep Oakland hillside, will require switching out three enormous fan rooms, each the size of a house. We will be finishing the project with all new elastomeric waterproofing on 290,000 square feet of deck.

$7.3 million of the $10.9 million project will be self-performed, and we estimate a total of 6,000 man days necessary to bring the project to its successful completion

The high level of vehicle turnover at the facility and its ten-story configuration combine to provide significant–but well-anticipated–challenges in maintaining driver safety and convenience. The 1,500-space, one-way garage serves a twenty-four-hour trauma facility, so must never close. As many as 3,600 automobiles will come into contact with our construction areas every day.

Several additional human factors contribute to the complexity of the restoration.

CWC UPMCMost drivers, making a rare visit to the hospital, will be unfamiliar with the garage and even with traffic patterns into which they must merge upon exiting. Well-considered movable traffic gates, wayfinding signage, and continuous monitoring of traffic flow will be critical in maintaining parker convenience and minimizing delays.

Many garage patrons will be elderly, or in poor health, so special precautions must be taken to ensure their safety. Frequent watering of worksites will deter the lifting of air-born particles, full barricades will confine dust to our containment areas, and HEPA filters will capture 99.97 percent of particles that are 0.3 microns or larger. We are continuing to make every effort to assure that our work reflects the consideration and respect visitors have rightfully come to expect from the garage owner, UPMC Presbyterian.
